Overview

Thank you for your interest in a San Diego Pasas Property Management rental. We know that looking for a rental home or apartment can be time-consuming and frustrating, and we are here to assist you.


You can view our available rentals online and then contact us to schedule a showing. You can even apply for a property, pay your rent and submit maintenance requests online.


Our application fee is $50.00 per applicant over the age of 18 years. The required documents needed to accompany the application are:

 

  • Proof of income (last 4 paystubs and W-2; if self-employed provide 2 years of 1040 plus all schedules)
  • Copy of Drivers License or Government ID
  • References (3)
  • Please ensure that all uploads are provided at the time of completing your application to avoid a delay in processing. If all documents are not received with your application, it will not be processed.
  • If you have an emotional support or therapy animal, please let us know in your application. Please provide a doctors recommendation letter so we can accommodate your request.

Maintenance Instructions

Procedures for requesting maintenance:


  1. Please call 911 if you are having an emergency.
  2. If it is a Non-emergency complete the maintenance form online at www.pasaspropertymanagement.com You will receive a confirmation call or email from the maintenance director Monday – Friday between 9:00 – 4:30.
  3. After Hours Emergency hot line 619-559-6480
  4. Please note that all maintenance items will be fixed only in accordance to the lease agreement.
  5. Residents are responsible for the following:
  6. Fireplace Maintenance
  7. Landscape regular maintenance
  8. Keep bathrooms and kitchen clean from mildew and mold
  9. Carpets and floor maintenance
  10. Maintain cleanliness of windows and window coverings
  11. Replace the air filters every 30 days (If AC is in property)
  12. Changing light bulbs


IT IS THE RESPONSIBILITY OF ALL RESIDENTS TO REPORT ALL REPAIR/MAINTENANCE PROBLEMS:

 

  • Failure to do so can mean Residents may be held responsible for damages
  • Report sign of mold in the property immediately

 

Residents will be held responsible for the following charges:

 

  • A service call for a tripped breaker
  • When an appliance is in working order when the vendor comes to investigate reported issues.
  • When sewer stoppage is caused by Resident's placement of debris in line such as toys, tool, diapers, sanitary napkins, extensive toilet paper, etc..
  • If the Resident fails to report necessary repairs
  • If Resident fails to meet a Vendor at an appointment and there is a vendor charge.
  • If Resident's Guests or Invitees cause damage to the property
  • If a repair is requested that did not need service

With online rent payments, these concerns are a thing of the past. Simply hop on your computer and in just a few minutes, your rent is paid! Or remove all doubt and schedule a payment in advance so your rent is paid automatically. Plus, you get the added benefit of not having to write checks, address envelopes, or buy stamps.

Please note: There is a convenience fee to use our system if you are using a credit card or debit card. There is no fee if you use your bank account routing number and account number.

Security
Your information is password protected and all transactions are both encrypted and securely transmitted.

Application Process

Our rental application is completely electronic, and you can apply online for any of our vacant units. Please visit the Rentals tab to see our current inventory. Once you have found a property you wish to apply for, click ‘Apply Now’ on the rental listing. We will review your application and follow up with further instructions.

FAQs

Q: How do I apply?

You can apply online through our website. Once you have found the home you wish to apply for, click the ‘Apply Now’ button on the rental listing page. You will be prompted to pay your application fee via credit card. We will follow up with you once we have reviewed your application.


Q: How do I pay my rent?

Rent is due on the first of each month. You can mail it into us or you can pay your rent online. Please visit the ‘Pay Rent Online’ sub-tab to learn more.


Q: How do I report a maintenance issue?

Please log into your Resident Portal to submit a maintenance request. Requests are reviewed Monday to Friday from 9am to 4:30pm. If you have a maintenance emergency, please call (619) 559-6480.


Q: How can I build my credit?

In addition to avoiding late fees, you can actually build your credit by paying your rent on time! By reporting your payment history to Experian RentBureau, we can help you reap the rewards of getting your rent to us by the 1st.
